Our main criteria when selecting a deal:

  • Rental income falls between 2-3% of acquisition price per month
  • Renovations are needed to improve the property and increase rents

  • Acquisition is done through rolling equity with cash-out refinancing from previous deals

Our Plan:

  • To buy multi-family homes from distressed sellers through creative acquisition strategies such as tax auction, seller-financing, foreclosures, etc.
  • Most acquisitions are off-market deals and direct seller transactions
  • The apartments we buy need significant renovations
  • Our team of contractors renovate the property at affordable rates
  • Renovations are paid for by our HELOC, previous cash-out refinancing, and personal lines of credit where applicable
  • Renovations improve living conditions, increase rental price point, and attract blue collar workers as a result
  • Once the property is renovated and fully rented, we process a cash-out refinance with the bank to repeat the process again. This process is often referred to as the BRRRR method- Buy, rehab, rent, refinance, repeat!

INVESTMENT HIGHLIGHTS

  • 1. Niche Acquisition Strategy – Buy underperforming two to four-unit multifamily properties that need significant repair. Renovated houses are scarce in this area and in high demand. Because of the demand, renovated properties can be rented at higher price point and it helps mitigate challenging tenants.

    2. Experienced Management Team – Not only do we oversee the asset management portion of each property, but we also actively manage the day-to-day onsite operations locally and at a high level. Our objective is to raise the value and income of the property.

    3. Strong Industry Fundamentals – Today’s economic climate is making it more difficult for people to acquire a rental. This has created a tremendous demand for multifamily housing and housing in general.

    4. Geographic Focus – Our Strategy is to provide attractive housing for blue collar workers.

    5. Attractive Returns – With rental income between 2-3% acquisition price each month, there is plenty of margin
