1. Niche Acquisition Strategy – Buy underperforming two to four-unit multifamily properties that need significant repair. Renovated houses are scarce in this area and in high demand. Because of the demand, renovated properties can be rented at higher price point and it helps mitigate challenging tenants.
2. Experienced Management Team – Not only do we oversee the asset management portion of each property, but we also actively manage the day-to-day onsite operations locally and at a high level. Our objective is to raise the value and income of the property.
3. Strong Industry Fundamentals – Today’s economic climate is making it more difficult for people to acquire a rental. This has created a tremendous demand for multifamily housing and housing in general.
4. Geographic Focus – Our Strategy is to provide attractive housing for blue collar workers.
5. Attractive Returns – With rental income between 2-3% acquisition price each month, there is plenty of margin
